This two bedroom boat is really special and has a lot of character, history, space and light!
You enter the boat through a quaint wooden stable door with Yale lock into a beautiful open plan living, kitchen and dining area with two skylights bringing in lots of light.
There is a Morso Squrill Multi fuel stove with back boiler which leads to 4 radiators throughout the boat. The kitchen has newly fitted wooden countertops in good condition with large cupboard storage spaces. There is a working 12V fridge and full size gas oven with 4 hobs and a grill. There is a small self ignighting boiler which mostly works, but occasionally doesn't !The bathroom in the middle of the boat, has a large corner bath, with newly inspalled whale gulper pump, working shower and a pump out toilet. We have never used the pump out toilet, it could be fixed or the space could be adapted to a compost loo.
At the back of the boat are the two good sized bedrooms, each with a full sized double bed. The middle bedroom has a built in desk and storage in the bed unit, the master bedroom has space for shelving/ hanging space and a sky light above the bed so you can look at the stars/watch the sunrise from bed! Finally then you walk through to the very large sized engine room and door to the back deck. The engine room houses a 5ltr Gardner in good condition, with space to access it from all sides. There is a spacious cruiser stern at the back of the boat.
On top of the boat are three solar panels which during the spring, summer and most of autumn months give you more than enough energy every day via the 4 leisure batteries (with space for more). We installed new solar controllers and a battery monitor. There is also an inverter and a Clarke 3.5kw generator. The diesel tank is 550 gallons/ 2,500 litres and an 850 gallon/ 3,864 litre water tank.
Surveyed 3rd August 2020 (available for serious buyers) last blacked 2016 (we have a booking in a marina for the work to be done which we can pass on), BSS until 2021.
Engine last serviced in Oct 2019, we have booked another one for Sept 2020 which we will pass on with the boat if sold before then.
The boat has poured concrete ballast. It has been insulated with a variety of materials.
The boat is long, but handles excellently and has a strong reverse which helps with tight cornering. It's a great work from home/ family sized boat with plenty of roof space for growing/ storage/ relaxing.
This boat will make an ideal home for someone and is ready to live on now, although there are a few jobs and projects to do to get to optimum standards:
- base of gas locker descaled and rust treated
- water tank treated with cleaning solution
- flexable gas hoses to be replaced
- replace boiler (as works intermittently)
- replace 240v cabling with 2.2mm arctic cable
- replace 13a plug connected to inverter
- Paint: derust, undercoats, overcoats
- cable gland to be installed on the cables going out from the air vent
- install compost toilet
- 240v and 12v should be rooted apart and sheethed
- Wood stove inspection
We have owned the boat since Oct 2018, but due to change in our working lives, we have had to move back to land. We had been continuously cruising on the river Lea in East London, where we have always been able to moor or double moor in the locations we had wanted to stay. We bought the boat in Chertsey on the river Thames and brought her through central London in Spring 2019 where she was strong and stable on the wide open waters of central London.
Currently in Sawbridgeworth which is easily accessable from Liverpool Street, London.
